The redevelopment of Gwacheon 12th Apartment Complex reinterprets the natural living environment of the existing 44-unit townhouse community in a modern way while avoiding the creation of a high-rise, enclosed apartment complex. To achieve this, the design maintains a continuous pedestrian flow and landscape connectivity through an open spatial structure. Gable-roofed low-rise commercial buildings and two-story piloti spaces create a seamless connection between the city and nature. Rather than a conventional high-rise residential complex, the project emphasizes a village-like community environment, incorporating multi-layered landscaping and communal spaces at the lower levels. Through this approach, the development fosters an open village where people live together in harmony with nature.

100세대가 함께 사는 마을

과천 12단지 재건축은 기존 44세대 연립형 단지의 자연 속 거주 환경을 현대적으로 재해석하면서, 고층 중심의 폐쇄적인 아파트 단지를 지양합니다. 이를 위해 보행 흐름과 경관의 연속성을 유지하는 개방적인 공간 구조를 갖으며, 박공 형태의 저층 상가와 2개층 필로티를 적용해 도시와 자연스럽게 연결되는 생활 환경을 조성했습니다. 단순한 고층 주거가 아닌 마을 단위의 공동체 공간을 강화하기 위해 저층부에 입체적 조경과 주민 커뮤니티 공간을 배치됩니다. 이를 통해 자연 속에서 함께 사는 열린 마을이 됩니다.
