Yeouido financial business district

The Yeouido Financial Business District, where the target site is located, began with the development of Yeouido, which was a wasteland in the 1970s, and was planned as a financial center based on a plaza-type urban structure and large lots. In the 1980s and 1990s, the functional density increased as financial institution headquarters and the Korea Exchange moved there, and it maintained the form of an international business complex centered on low-rise buildings. Since the 2000s, high-rise mixed-use buildings such as IFC Seoul and Park One have been introduced, and high-density verticalization has progressed, and modern façade designs and public pedestrian axes have been emphasized. Recently, the introduction of eco-friendly buildings and smart workspaces that take sustainability into account has been accelerated.

여의도 금융업무지구

대상지가 위치한 여의도 금융업무지구는 1970년대 불모지였던 여의도 개발로 시작되어 광장형 도시구조와 대형 필지를 기반으로 금융 중심지로 계획되었다. 1980~90년대 금융기관 본사와 한국거래소가 이전하며 기능적 밀도가 높아졌고, 저층 위주의 국제업무단지 형태를 유지했다. 2000년대 이후 IFC Seoul, 파크원 등의 초고층 복합건축물이 도입되며 고밀도 수직화가 진행되었고, 현대적 입면 디자인과 공공 보행축이 강조되었다. 최근에는 지속가능성을 고려한 친환경 빌딩과 스마트 업무공간 도입이 가속화되고 있다.
